Design and Build

This is where the Main Contractor is responsible for the risk of the entire design after planning permission has been granted. In the majority of design and build cases the main contractor is employed by the client on a fixed price lump sum after planning.

The cost is fix before the scheme is even detailed and contracts signed. In this procurement assumption are made regarding the construction at early planning stages and it then fixed into a lump sum. The Architect may be novated to the D&B contractor to become a client representative.

The main contractor is employed as a single body providing both design and construction for the project.

The Main Contractor holds all control as he is appointed to Design and Build a project to be delivered on time and on budget as this being the primary reason to appoint on this contract.
